After normalizing for 100 units per month, average inquiries increased the most for life plan residential communities, growing 21% from 2023 to 2024. Independent living also saw an increase with 6% growth. However, assisted living and memory care communities saw a drop in inquiries.
Along with independent living, assisted living and memory care experienced an increase in inquiries while they slightly dropped for life plan residential. Similar to previous quarters in 2024, move-ins and tours remained relatively stable.
For the Aline Benchmark Report, we broke down conversions into the following segments:
Across independent living, memory care, and life plan residential communities, average inquiry-to-tour conversions dipped by 2 percentage points. Assisted living remained unchanged at 29%.
Evaluating your performance metrics within a regional framework is essential. Variations in population densities and competition levels make it unrealistic to apply uniform performance standards across diverse regions.
Except independent living, all community types either held steady or slightly increased move-ins for both urban and rural markets. However, independent living experienced a small decrease in move-ins from three to two for urban markets between Q4 2023 and Q4 2024.
For a full picture, we examined the percentage of inquiry methods for call-ins, paid inquiries, unpaid inquiries, and web. Call-ins was the only inquiry method that grew across all community types with life plan residential experiencing the largest increase at 68%. However, life plan residential saw a 17% dip in web inquiries.
